Impare Arquitectura has transformed a duplex flat in Praça da Corujeira, a 1960s building designed by architect Agostinho Ferreira de Almeida. This project is part of the ongoing revitalization of Porto’s eastern neighborhoods, which includes significant initiatives like the renovation of the Porto Industrial Slaughterhouse by Kengo Kuma and the redevelopment of Praça da Corujeira. These efforts aim to create a modern urban environment with high-quality spaces and improved connectivity through an efficient public transport network. The rehabilitation of existing residential structures is a crucial aspect of this transformation, addressing the growing demand for housing in the area.

A Flat in Need of Renewal

The flat occupies two floors: the upper level faces the square and includes the main entrance and garage, while the lower level features a private patio with views toward Dragão Stadium. However, the original layout presented challenges. Years of alterations had left the interior fragmented, with smaller rooms and irregular shapes that hindered connectivity between the two floors. The labyrinthine configuration diminished both the functionality and the sense of cohesion within the space.

Organizing and Optimizing Spaces

Impare Arquitectura’s approach focused on reorganizing circulation and increasing the usability of the flat. The primary goal was to maintain the three-bedroom layout while adding an additional bathroom and improving access to the outdoor patio. On the lower floor, the design created a spacious living area that integrates the kitchen, alongside a laundry room and a service toilet.

The revised spatial distribution clearly separates private and social areas. The bedrooms are located away from the entrance, ensuring privacy, while a split vestibule serves as a transitional space, providing access to the garage, the bedrooms, and the staircase leading to the lower floor.

Connection to the Patio

A key element of the refurbishment was reinforcing the connection between the indoor and outdoor spaces. The small private patio on the lower floor was previously underutilized but now serves as an extension of the living area. By reconfiguring the layout, the design ensures that the patio becomes an integral part of the home, providing a quiet outdoor retreat that complements the interior spaces.

The large open-plan living room, which incorporates the kitchen, serves as the heart of the flat. This space fosters a sense of openness and connection, aligning with contemporary living standards while respecting the building’s original character.

Functionality and Character

Throughout the project, Impare Arquitectura carefully balanced modern functionality with respect for the building’s 20th century design. The flat’s interior now provides a cohesive environment that meets the demands of contemporary living while retaining its architectural integrity.

  1. What a beautiful usage of this space. Impare Arquitectura did an amazing job. I only wish it was decorated by an interior designer for the shoot but that is not easy i am sure.
