The highly anticipated Grove development has been announced by JMJ Group Holding in collaboration with Qetaifan Projects, set to redefine seafront living on Qetaifan Island North. Designed by Zaha Hadid Architects (ZHA), the project incorporates 293 luxurious apartments with panoramic views of Qetaifan Bay and the Lusail skyline, featuring a waterfront promenade as the vibrant heart of the community.

The architectural design emphasizes sustainability, combining passive strategies with cutting-edge cooling technologies powered by on-site renewable energy. These innovations enable outdoor activities year-round, with extracted air from building systems reused to cool the promenade during warmer months. Integrated shading systems, high thermal mass foundations, and photovoltaic panels further reduce energy consumption, complemented by a geothermal heat pump.
The façades of The Grove reflect ZHA’s signature style, featuring an interplay of vertical and horizontal elements known as ‘scoops.’ This dynamic rhythm enhances shading and meets Global Sustainability Assessment System (GSAS) requirements by limiting glazing to under 50%. The modular façade system not only improves environmental performance but also ensures privacy for residents while maximizing waterfront views.
At the podium level, residents will enjoy elevated gardens, terraces, and infinity pools, creating seamless indoor-outdoor living experiences. Amenities include a wellness center, entertainment lounge, and private members’ club, connecting directly with lush walkways and landscaped areas. In partnership with SLS Hotels & Residences, The Grove offers residents premium hospitality services that redefine luxury living in Qatar.
The project also integrates advanced water management, with rainwater harvesting and micro-irrigation systems for locally acclimatized plants. Throughout the promenade, photovoltaic ‘trees’ blend shading, water harvesting, and lighting with renewable energy production, enhancing the outdoor experience.
